is an EPC?
In January 2003 the EU Energy Performance
of Buildings Directive (EPBD) was published for all member
state citizens to see.. The European Union has deliberated
for a long time over energy effeciency of dwellings situated
in its member states and their co2 emmisions and what effect
this had on the climate.
The Energy Performance Certificate, or EPC, is the way in which
the UK will adhere to the EU directive.
At a glance it looks similar to the Energy Effeciency graph you
find on Fridges, washing machines and Microwaves. However, the
EPC is far more detailed.
It contains the following information:

The energy efficiency rating is
a measure of the
overall efficiency of a home. The higher the rating
the more energy efficient the home is and the lower
the fuel bills will be. |

The environmental impact rating
is a measure of a home's impact on the environment in terms of
carbon dioxide (CO2) emissions. The higher the rating the less impact it has on the environment. |

Based on standardised assumptions
about occupancy, heating patterns and geographical location,
this table provides an indication of how much it will
cost to provide lighting, heating and hot water to this home.
The fuel costs only take into account the cost of fuel and
not any associated service, maintenance or
safety inspection. |

of the key individual elements that have an impact on this
home's
performance rating. Each element is assessed against the following
scale: Very poor /Poor / Average /
Good / Very good. |
